Retailer Performance Report


The value of a Retail Real Estate property depends on a number of factors that can be difficult to determine with any degree of accuracy. Over the years, many of the most successful real estate developers and investors have simply been men and women with a "sixth sense" that helps them determine the real truth behind the hype they are being fed on a property.

Our Retailer Performance Report can help enhance your own "sixth sense" by giving you a framework in which to evaluate a particular property. Using our one-of-a-kind Retail Site Database, Trade Dimensions will produce for you a set of anchor store comparables unavailable anywhere else. Give us the name and address of any anchor store (e.g., supermarket, mass merchandiser, category killer, etc.) and we will pull the information we have in our database for that location, including:

  • Square footage of selling area
  • Estimated annual volume
  • Parent company

Then, we'll also pull all the same information for the stores in a ten-mile radius that are in the same trade channel -- in other words, the location's competition. Plus, we'll pull average figures for your anchor store's chain as a whole. What you end up with is a complete picture of where this anchor store's performance ranks in terms of its competition, and where it ranks within its own chain -- important guidance that can help boost your "sixth sense."

Use the information to estimate sales/square foot and lease payments derived therefrom, as an independent third-party verification of information being provided to you by the tenant, or as guidance for a proposed refinance or remodel. What do you mean by "Estimated Volume?" Trade Dimensions tracks the volume of stores on an ongoing basis, by a variety of means including direct retailer input. Information from all the sources is weighted according to the credibility of the source, as well as compared to historical information, industry norms (average sales/sq. ft. for that format) before being inserted into the active store databases for client use. A quarter of a century of experience doing this, as well as the fact that we have deeper ties in the industry than anyone else, allow us to produce the most accurate estimates available at any price. However, while we do produce a weekly volume estimate, that estimate is an annualized number and does not necessarily correspond to a given week during the year, nor is it guaranteed to be 100% accurate.
